Gross income is the total amount of money earned before any taxes or deductions are taken out. Net income is the amount of money an individual takes home after all taxes and deductions have been subtracted from gross income. Either can be used as a measure of qualification. For example, you may need to have gross income that is at least 3 times rent, or it may be acceptable to have net income of 2 times the total of rent plus any minimum payments that are listed on your credit report.

We do not have a minimum credit score requirement, but lower scores often reflect a record of unqualified credit history, which we do consider. We evaluate an applicant's credit and bill-payment record, rental history, employment history, income verification, personal references, and overall financial situation to determine if an applicant is a good fit for a rental property. Credit history is a piece of the puzzle, but an important one. Low scores attributed to an applicant who simply doesn't borrow money is not a negative impact on their application.

Property managers must be able to easily confirm an applicant's income from employment, self-employment, investments, or any other sources. Proof can come in the form of pay stubs, tax returns, bank statements, award letters, or other written records. Verification must come from the source, and commonly is provided when an employer confirms the information that was provided by the applicant.

Property managers must ensure an applicant is ready, willing and able to pay the required rent. Verification confirms that the future Resident has a steady source of income, which helps reduce rent defaults, evictions, and other costly and time-consuming financial difficulties.

Absolutely! We accept section 8 vouchers as verifiable income for all of our properties and screen all applicants using consistent criteria, regardless of income source.

It normally takes about 1-7 business days, depending on how long it takes your references to respond. Once an application is submitted, please check your e-mail regularly for updates. And touch base with your references to ask them to respond to us as soon as possible.

Security deposits are simply funds that you place in trust with us to assure that, at the end of your occupancy, the home is left in at least the same condition as when you moved in, with all rent, utilities, and associated bills paid up to date. Security deposits are 100 percent refundable as long as no deductions are required to take care of repairs or outstanding amounts still due. Please see Security Deposit page for information on rules in handling funds.

In California, security deposits are limited to 1X the monthly rent, up to 2X rent if the property is furnished.

We understand moving costs can add up. To help reduce costs, we encourage our most-qualified applicants to apply for a security deposit alternative program.
