Move-in Checklist

Move-in Funds

Dream Big Property Management is proud to offer deposit-free living to qualified applicants through Obligo. We understand that moving costs can add up, so we extend financial flexibility to qualified Residents.

When you move in with us, you can skip paying a security deposit and keep the cash for activities you care about, if you qualify and wish to participate.

Move-in Date & Inspection

Our team will provide all information about your move-in at the lease signing.

Utilities

After signing the lease, contact your utility concierge for assistance setting up all your utilities and internet/television services. Utilities must be in service and you must provide proof of the service transfer to your name before you receive keys to the property. And of course, you are responsible for keeping all utility accounts current throughout the duration of your lease term.

Move-out Checklist

Notice of Intent to Vacate

Planning to move out of the rental home? Please check your lease terms and conditions to determine your legal move-out date. We ask that you please provide us with written notice of your intent to vacate at least 30 days before moving out.

Property Condition

Before handing in the keys for your rental property, you'll need to bring the home back to rent-ready condition. This includes taking care of the following:

Rental Cleaning:
Start by removing your personal belongings from the property. Next, you should dust and wipe down all surfaces, including countertops, cabinets (inside and outside), and appliances (inside and outside), and inside closets as well.

Vacuum or sweep the floors throughout the rental, clean the windows and mirrors, and don't forget to scrub the bathroom thoroughly, including the toilet, sink, bathtub, and shower. Make sure all items are removed from under the sink and that the area is clean and free of any stains, dirt, or debris. And use a proper cleaning product to remove all hard-water and mineral deposits that have accumulated in the bathtub, shower, on shower walls, in toilets, in or around sinks and vanities, and on faucets, showerheads and handles.

Importantly, make sure to clean the kitchen thoroughly, sanitizing all appliances, food preparation surfaces, and the sink.

Carpets must be professionally steam-cleaned to remove any spots, stains, trafficked areas, and odors.

Landscaping & Outdoor Areas:
If you have outdoor space, you'll need to address any landscaping responsibilities once more before moving out.

Repairs: Please take the time to make any necessary repairs before moving out. Identify any damage that occurred during your stay, and take the necessary measures to address such issues. Patch nail and screw holes, replace broken glass, and make sure all light bulbs are functional.

Security Deposit

After your departure, our team works quickly to inspect your rental and check for damage. If everything is good to go, we will return any security deposit in full.
 
If any damages are present in the property, we will schedule necessary repairs and cover the relevant expenses with the deposit funds (or with funds from your Obligo deposit guarantee). Any remainder will be returned with an itemized statement. If there are unpaid charges on your account, those may also be covered with the deposit.
 
Please note, you cannot use your security deposit to pay your last month’s rent payment.
