Gross income is the total amount of money earned before any taxes or deductions are taken out. Net income is the amount of money an individual takes home after all taxes and deductions have been subtracted from gross income. Either can be used as a measure of qualification. For example, you may need to have gross income that is at least 3 times rent, or it may be acceptable to have net income of 2 times the total of rent plus any minimum payments that are listed on your credit report.

Resident credit scores are a piece of the puzzle, but just one piece. Property managers evaluate an applicant's credit and bill-payment record, rental history, employment history, income verification, criminal history, personal references, and overall financial situation to determine if an applicant is a good fit for a rental property. Each property owner has criteria and priorities, and they may emphasize different factors. Some require credit scores of at least 600 to 620.

Property managers must be able to easily confirm an applicant's income from employment, self-employment, investments, or any other sources. Proof can come in the form of pay stubs, tax returns, bank statements, award letters, or other written records. Verification must come from the source, and commonly is provided when an employer confirms the information that was provided by the applicant.

Property managers must ensure an applicant is ready, willing and able to pay the required rent. Verification confirms that the future Resident has a steady source of income, which helps reduce rent defaults, evictions, and other costly and time-consuming financial difficulties.

Security deposits are simply funds that you place in trust with us to assure that, at the end of your occupancy, the home is left in at least the same condition as when you moved in, with all rent, utilities, and associated bills paid up to date. Security deposits are 100 percent refundable as long as no deductions are required to take care of repairs or outstanding amounts still due. In California, security deposits are limited to 2 times the monthly rent, up to 3 times rent if the property is furnished.
