Exclusions from Property Management Service
The Dream Big Property Management Agreement does not include performance of, or participation in, the following services (though some of these services can be performed for an additional service charge):
- Providing on-site management services.
- Property sales (this is covered by a separate agreement, if applicable)
- Refinancing of a mortgage.
- Preparing a property for sale or refinance.
- Modernization of the property.
- Fire or major damage restoration.
- Rehabilitation.
- Obtaining legal, income tax, or accounting advice.
- Representation before public agencies or community.
- Representation of or attending association meetings.
- Advising on proposed new construction or accessory dwelling units.
- Debt counseling.
- Management of outbuildings or sheds.
- Handling personal mail delivered to a property.
- Tax appeals.
- Payment of mortgage, property tax, insurance, or HOA bills.
- Coordination of "home warranty" policy repairs. (available for an additional service charge)
- Furnished rental properties or any owner personal belongings left at a property.
- Management of owner-occupied rental properties.
- Management of short-term rental units.
- Inspections of potential home purchases. (unless Dream Big is representing client as their buyer agent)
- Showing the property to potential home buyers, appraisers, inspectors if the property is listed for sale. (unless the property is listed for sale with property management broker)
- Facilitating evictions of any Residents, regardless of who placed them in property. (Property manager will coordinate with eviction services on behalf of owner.)
- Owner understands that property manager is not a licensed attorney and cannot practice law.
- Owner understands that property manager is not a licensed CPA or tax professional and cannot give accounting or tax advice.

Property Inspections
Regular interior assessments help us keep an eye on your home. We schedule ongoing visits to make sure Residents respect your property and abide by their lease terms, and to promptly address maintenance.
Financial Reporting
We generate comprehensive financial reports every month, documenting expenses and income for your portfolio. Monitor your performance 24/7 by simply signing in to your portal account to review the numbers.
