Application Process
Dream Big Property Management accepts and evaluates rental applications until a household is approved and selected, and a lease agreement signed by all parties.
Dream Big Property Management does not guarantee that any rental property viewed by an applicant will still be available by the time a rental application is submitted -- please contact us at 951-778-9700 to confirm a property is available before you submit your application.
Key Factors
- We only process COMPLETED APPLICATIONS. An application is considered "complete" only if all proposed adult occupants have submitted full applications (with all form fields filled in with accurate information) along with all listed supporting documentation and all additionally requested documentation, in the correct digital formats.
- Reliable documentation, telephone numbers, and email addresses for all income sources and current and past rental references must be provided. Verification of references and income will be conducted via phone, email, and/or letter. If an employer requires verification through The Work Number or other automated employment/income verification service, the fee to conduct that verification must be paid by the applicant, prior to the verification. Payment for such service can be paid via cashier's check or money order at our office, 6820 Indiana Ave, Ste 110, Riverside, CA 92506.
- If your application is missing any of the required items (detailed below), we will let you know. If we don't hear from you within 2 business days, your application will be suspended but can be reactivated if all missing items are provided by applicant.
- If your application is approved, move-in date will be scheduled for the soonest available occupancy date (within 14 days), and the security deposit will be due and payable to property management company within 2 business days. We cannot hold properties for longer than 14 days.
- Some property owners participate in selecting Residents, and each may view your application information and documentation as part of that process.
Qualifications & Documents Required
- INCOME: Applicants must have a combined verifiable gross income of at least THREE TIMES rent (housing assistance applicants measure income against household portion of the rent).
- CREDIT **: Applicants must have a recent positive credit history with a record of paying bills on time.
- CO-SIGNERS: No co-signers or guarantors. No subleasing.
- PETS: PetScreening profile for all adult applicants (for each pet, service animal, or for "no pets.")
- INSURANCE: Renters insurance will be required.
- ID: Copy of a valid, unexpired drivers license or state-issued photo ID (Front and Back)
- TAX ID: Copy of a valid social security card for credit and background check
- PAYSTUBS: Copy of most recent 60 days' paystubs with year-to-date pay and/or annual benefit award letter. (Self-employed may provide last 6 months' consecutive personal bank statements, all pages, showing applicant's name. No business statements will be considered.)
- TAX FILINGS: W2 statement for previous year. (Self-employed may provide 2 years' personal tax returns, all pages.)
- MOVE-IN FUNDS: Proof of reserves for deposit/move-in (personal bank statement with applicant's name, issued within last 30 days, showing funds available) (Management and rental owner reserve the right to request additional documentation)
- APPLICATION FEE: There is a one-time fee of $58 per adult (age 19+) applicant.

Possible Causes for Rejection
Any of the following, by any person intending to occupy the premises, is among possible causes for rejection of a rental application:
- Any past Eviction actions or balances owed to a rental company or property owner (unless related to a lease breach stemming from an act of abuse or violence against the tenant).
- Collections: 4 or more collections or chargeoffs with balances of $1,000 or more (medical debts are not included in this evaluation).
- Currently run or plan to run a Home-Based Business with clients who come to the property (not including licensed home-care/daycare).
- Any Utility Collections.
- Any Auto Repossessions or Chargeoffs.
- Any Check Cashing/Payday Loan/Short Term Loan Collections.
- Any Foreclosure within past 2 years.
- Any Bankruptcies within past 2 years, or any non-discharged bankruptcies.
- Any Tax or Government Liens.
- Volatile or threatening attitude.
- Unfavorable or questionable reference.
- Insufficient rental or personal reference.
- Incomplete or inaccurate rental application.
- Did not meet terms of a lease (unless related to a breach stemming from an act of abuse or violence against the tenant).
- Pattern of not paying bills.
** (Dream Big Property Management reserves the right to consider exceptions to the credit-evaluation policy in cases of medical bankruptcy and extraordinary circumstances. Dream Big Property Management reserves the right to change their evaluation policy at its own discretion, without prior notice.)
IF APPLICATIONS ARE DENIED FOR ANY REASON, applicants as individual or as part of the same group or as part of another group must wait at least six months before re-applying.
All move-in costs are due upon approval. Certified funds required – cashier's check only. (NO CASH)
Government Assistance Programs (such as Section 8)
All applicants go through the same application process. But those using government programs may request that we not run a credit check for them. Instead, such applicants have 48 hours to provide to us other documents that show they have the "ability to pay."
SB 267 makes it unlawful, in instances where there is a government rent subsidy, for a landlord to use a person’s credit history as part of the application process for a rental accommodation without offering the applicant the option, at the applicant’s discretion, of providing lawful, verifiable alternative evidence of reasonable ability to pay the portion of the rent to be paid by the tenant, including, but not limited to, government benefit payments, pay records, and bank statements.
When so offered, the applicant may elect to provide alternative evidence of reasonable ability to pay.
In which case the landlord must:
- Provide the applicant reasonable time to respond with that alternative evidence and,
- Reasonably consider that alternative evidence in lieu of the person’s credit history in determining whether to offer the rental accommodation to the applicant.
Nonetheless, the landlord may still request information or documentation to verify employment, to request landlord references, or to verify the identity of a person. Additionally, property manager will run background checks for eviction and criminal records as part of the application screening.
Pet Screening
PETSCREENING IS A PART OF THE APPLICATION PROCESS FOR ALL APPLICANTS.
A welcoming environment is paramount to all of our Residents. To help ensure all of our Residents understand our pet- and animal-related policies, we use a third-party screening service and require everyone to complete (as they apply):
- Pet profile for each pet
- “No-pet” profile
- Request accommodation for an assistance animal

Resident Benefits Package
The Dream Big Property Management Resident Benefits Package (RBP) delivers savings and convenient, professional services to help take care of your home. By applying, Applicant agrees to be enrolled in and to pay the applicable cost of $40.90/month, payable in addition to, and with, rent.
Your RBP may include, subject to property mechanicals or other limitations:
- Credit building to help boost your credit score with timely rent payments.
- A resident rewards program that helps you earn rewards for paying your rent on time.
- $1M Identity Protection for all adult leaseholders.
- HVAC air filter delivery directly to your door, approximately every 90 days.
- Liability Insurance that meets all lease requirements from an A-rated carrier.
- Move-in concierge service that includes a one-call setup of your utility services, cable, and internet services.
- 1 Late-Rent Forgiveness, with no penalty charge assessed.
- 1 NSF Forgiveness, with no penalty charge assessed.
- Security Deposit Alternative, for those who qualify, to reduce move-in costs.
- 24/7 online maintenance reporting.
- Home-buying assistance for when the time is right to buy your “forever” home.
- Online portal that includes access to your account, documents, communication and payment options.
- Vetted vendor network: We find the technicians who are reputable, licensed, and insured.
- Lockbox Move-in: We can provide you with the keys to your new home via a lockbox, meaning you don't have to miss work to schedule an appointment. (All move-in funds must be paid in advance.)
Liability Insurance Requirements and Options
The property owner and manager require Residents to obtain liability insurance coverage of at least $100,000 in property damage and legal liability from an A-rated carrier and to maintain such coverage throughout the entire term of the lease agreement/occupancy. Resident is required to furnish evidence of the required insurance prior to occupancy, at the time of each lease renewal period, and upon request.
To satisfy the insurance requirement, Resident may either:
Option 1: The Resident will be automatically enrolled into an insurance policy as part of the Resident Benefits Package. No further action is required. Coverage will begin on the effective date of Resident's lease and continue throughout the lease term. Please refer to the evidence of insurance supplied by Dream Big Property Management for additional coverage details.
Option 2: Buy a policy. If Resident prefers, Resident may find, purchase, and maintain another policy that satisfies the requirements. The Resident Benefits Package monthly amount will be adjusted accordingly. THEN, visit http://insurance.residentforms.com/ and follow the instructions listed there to provide evidence of the required insurance coverage to your Property Manager. The Resident Benefits Package monthly rate will be reduced by the $10.95 premium amount in the policy.
Please be sure that your policy meets the following criteria prior to submitting:
- Policy is purchased from an A-rated carrier.
- Policy meets or exceeds the required $100,000 in property damage and personal liability
- Dream Big Property Management is listed as additionally INSURED

It is Resident's responsibility to pay premiums directly to their Option 2 insurance provider. If the policy is terminated or lapses, Resident will be subject to a lease violation service charge and agrees to subsequently be enrolled into the policy referenced in Option 1 above.
The option Resident chooses will not affect whether Resident's lease application is approved or the terms of Resident's lease.
NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property. All services are subject to the terms and conditions of the Resident Benefits Package Lease Addendum.
Move-in Concierge
Upon application approval, our complimentary concierge service, Citizen Home Solutions, will contact you via phone, text, and email to facilitate setup of your electricity, water, natural gas, internet, cable TV, security monitoring services, and any other applicable utilities you need (trash and sewer setup, if applicable, must be set up by you). By submitting your application, you consent to be contacted by Citizen Home Solutions via email, text, and telephone.

Disabled Accessibility Statement
Dream Big Property Management allows modifications to existing premises at the complete expense of the disabled person if the premises are restored (per Fair Housing guidelines) to the pre-modified condition at Resident's own expense. We require:
- Resident to seek the written approval from owner/property manager before making any modifications.
- Resident will make reasonable assurances (in writing) that the work will be completed skillfully.
- Complete and proper details of the extent of the work to be done.
- Names of the qualified contractors that tenant will use.
- Appropriate building permits; required contractor/vendor business or professional licenses; and contractor/vendor business, professional, and liability insurance must be provided to owner and property manager.
- A deposit for the restoration may be required.
