Field Services Coordinator

JOB TYPE: Part-time (flexible hours) with full-time growth potential
REPORTS TO: Property Manager and/or Operations Manager
LOCATION: Riverside, CA (field work within 50 miles)
COMPENSATION: $20-$25/hour + mileage reimbursement
REQUIREMENTS: No real estate license required, but having one will expand your opportunities with us!

ROLE

You are the essential field operations team member who ensures our investors’ properties are well-maintained, thoroughly documented, and resident-ready. Working under the guidance of our Property Manager and Operations Manager, you’ll handle critical tasks that keep our “Rental Home Advocate” mission running smoothly while learning valuable skills in the property management industry.

RESPONSIBILITIES

 Property Inspections & Assessments:

  • Conduct thorough annual property inspections with detailed photo documentation
  • Monitor repair progress and provide status updates to management team
  • Perform pre-move-in and pre-move-out inspections following company protocols.
  • Complete post-repair assessments to ensure work meets quality standards

Field Operations:

  • Handle property rekeys for Kwikset SmartKey locksets
  • Collect mail from UPS Store location and distribute appropriately
  • Provide property access for prospective resident viewings (under supervision)
  • Perform pre-move-in and post-repair inspections
  • Assist with move-out walk-throughs and final inspections
  • Coordinate with vendors for property access and confirm repairs are completed properly

Administrative Support:

  • Create detailed repair punchlists and input work orders in company systems
  • Assist in preparing lease and renewal paperwork packages
  • Assist in creating management agreement packages for new investor onboarding
  • Organize and file documents in physical and digital filing systems

Communication & Coordination:

  • Maintain regular communication with Property Manager on field activities and status updates
  • Interact professionally with residents during inspections, showings, and service visits
  • Report resident concerns and property issues promptly to management team
  • Proactively request Google and Yelp reviews from satisfied investors and residents

Technology & Documentation:

  • Utilize zInspector and other apps for comprehensive property assessments
  • Maintain accurate records in Rentvine property management system and Notion wiki
  • Coordinate through Slack, email, and company communication platforms
  • Document all field activities with photos, videos, and detailed reports

RESULTS

Field Operations Expectations:

  • Complete 100% of assigned property inspections within scheduled timeframes
  • Submit inspection reports with photo documentation within 1 business day
  • Achieve 95% accuracy rate on work-order creation and administrative tasks
  • Respond to field service assignments within 2 hours during business hours

Quality & Documentation Metrics:

  • Maintain 98% accuracy on repair punchlists and property assessments
  • Complete pre-move-in/move-out inspections with 100% checklist compliance
  • Document 100% of field activities in company systems by end of business day
  • Achieve zero lost or misfiled documents (physical and digital)

Communication & Service Expectations:

  • Provide daily field activity summary to Property Manager by 5 p.m. daily
  • Complete management, lease, and renewal agreements within 2 business days
  • Maintain professional resident interaction standards with 4.5+ satisfaction rating
  • Respond to management team communications within 2 hours during business hours
  • Generate minimum of 2 five-star Google/Yelp reviews per month through exceptional service

REQUIREMENTS 

Essential: Preferred:
  • Smart, Hungry & Coachable
  • Reliable vehicle with valid driver’s license, insurance
  • Strong tech aptitude and willingness to learn new software
  • Excellent attention to detail and organizational skills
  • Physical ability to walk properties, climb stairs, lift 40 lbs
  • Professional communication skills (written and verbal) 
  • Construction trades or housing industry experience
  • Customer service experience
  • Basic understanding of home maintenance and repair
  • Experience with mobile apps and cloud-based software
